The island of Saipan was becoming an affordable alternative to Hawaii as a vacation destination for Japanese tourists. The Developer negotiated entitlements for an oceanfront tract on Saipan, and assembled a large professional team to design a 1,000 room resort. The team was led by Group 70 Architects based in Honolulu and included structural, civil, and MEP engineers, interior designers, FF&E procurement specialists, restaurant designers, waterfall and swimming pool designers, graphic designers, ADA specialists and landscape architects. The design process and construction documents were completed after a three year effort. The developer negotiated the management agreement with Sheraton Hotels, Pacific Region. However, construction was put on hold pending recovery of the Japanese economy.
